Fair Housing & AI Use

1. Our fair-housing commitment

MeridianHub is built to help housing professionals stay organized and compliant — not to make housing decisions for anyone. We support your compliance with the federal Fair Housing Act and applicable state and local laws.

Every housing decision — approving or denying an applicant, setting terms, pricing, or advertising — must be made by you, on lawful, non-discriminatory grounds. The judgment is always yours.

2. Protected classes

Federal law prohibits discrimination in housing based on race, color, religion, national origin, sex (including gender identity and sexual orientation), familial status, and disability.

Many state and local laws add further protected classes — for example source of income, age, marital status, or military status. You are responsible for knowing and following every law that applies to you.

3. What our software does not do

MeridianHub does not approve, deny, score, rank, or predict tenants or applicants, and it does not make or recommend housing decisions.

Features that organize applications or summarize documents exist to support your review — never to substitute for it. We will not present an automated verdict on a person.

4. How we use AI

Where MeridianHub uses automated or AI-assisted features, they are limited to organizing, drafting, and summarizing information you already have, to save you time.

These tools do not evaluate people, infer protected characteristics, or produce approve/deny outcomes. We do not feed your data to a model to make decisions about individuals. Any AI-generated text is a draft for your review, and you are responsible for what you send or publish.

5. Advertising and listings

Any listing or marketing content you publish must comply with fair-housing advertising rules. Copy suggestions from MeridianHub are drafts — you are responsible for the final wording and for ensuring it does not express a discriminatory preference.

6. Tenant screening

MeridianHub does not perform tenant screening, credit checks, or background checks, and it does not collect Social Security numbers. If screening is ever offered, it will run through a regulated provider subject to the Fair Credit Reporting Act (FCRA) and applicable law, with its own disclosures and consent.

7. Not legal advice

MeridianHub is a software tool — not a real-estate brokerage, law firm, lender, or licensed advisor — and nothing here is legal advice. You are solely responsible for compliance with all fair-housing, landlord-tenant, licensing, and consumer-protection laws that apply to your business. When in doubt, consult a qualified attorney.
